Solutions for Tight Hotel Renovation Budgets
Did you just get your bids and/or estimate for your hotel renovation or Property Improvement Plan (PIP) and it does not fit your budget or financial plan?
Well, this happens often, but here at Tehrani Group LLC, we have clear solutions for serious clients. You see, we look at every project from the owner's point of view, with a full understanding of the architect/designer's intent. We apply the latest and proprietary value engineering tools as well as innovative procurement and management techniques that result in positive and pleasant results for our clients.
The more you share with us up front, the better the results. If you share with us your real budget and estimates/proposals/bids, we will do everything we can to meet your budget realistically with a firm price for the work.
Here's how it works:
Once you share with us your information, we go to work immediately, and provide you with a short list of decisive value engineering concepts for your (and your architect/designer's) review, approval or suggestions. After your concurrence, we will need approximately four weeks to formulate our firm price proposal for the work.
We only offer this service to serious potential clients and their architect/designers who are not simply looking for free estimating services with no intentions of contracting with us. Therefore, we require a minimum deposit of $10,000 that will be refunded if we cannot save you at least seven times that amount from your best estimate/proposal/bid that you share with us in advance. When we are contracted to perform the work, we will credit the deposit amount towards your first contract payment. Contact us now.
Here are some examples:
You are converting an exterior-corridor hotel to an interior corridor hotel and are surprised at the sky-high prices or estimates quoted by the constructor. No one did anything wrong, we just know how to handle it in a more economically feasible manner with the owner's and architect's full approval.
Or, you are simply doing a required PIP along with a few renovations and alterations that you've been planning to do; and, you don't know why it has to cost so much.
